The gap between trust and oversight

You backed your operating partner. You shouldn’t have to second-guess them — or wait a quarter to know.

Quarterly board decks are curated and stale. The raw plan-to-actual data is too dense to read every period. When an asset starts to drift, the signals are already in the data your operator produces — they’re just easy to miss in a 200-page AOP package.

Insights is the layer in between. Your operating partner publishes their forecast and plan-to-actuals through the same Concatenate RealTime system they already use. You see exactly what they see — and an AI asset manager watches it with you, every period.

Stressed-asset detection · Early warning

The signals are in the data first. We surface them while there’s still time to act.

Every period, Insights AI reads what every operator just published, compares it to what they said last period, flags the assets that are drifting, and ranks them by severity. Your analysts get a short list — not a stack.

What Insights AI watches for

  • DSCR slippage — coverage trending toward covenant headroom across consecutive periods.
  • LTV pressure — loan-to-value creeping toward refinance triggers, with the refinance window dated.
  • Arrears concentration — sustained growth, or a single tenant carrying outsized exposure relative to expiry.
  • Lease expiry clustering — an upcoming year with thin renewal probability and weak market comps.
  • Anchor or major tenant going dark — activity drop, surrender signal, or quiet vacancy.
  • CapEx variance eating the plan — project budgets running over, timeline slipping, no recovery commentary.
  • Appraisal trend reversal — sustained decline against budget assumption or sector benchmark.

Why earlier matters

When a stressed asset is caught in the quarter it starts to drift, the room to act is wide: restructure debt before the covenant trips, renegotiate a lease before the tenant’s lawyers are involved, schedule a capital plan that doesn’t require a forced sale.

Caught a quarter later, the options narrow. Caught at year-end, you’re writing it down.

When an asset shows up flagged, a human steps in early — while there’s still room to restructure, renegotiate, or work the property out. That’s the difference between a quiet recovery and a write-down.

Three pillars

What Insights gives you, every period.

1. AI-assisted oversight

An always-on AI asset manager reads every operator’s plan against actuals, flags the patterns that precede distress, and produces an LP-grade risk read across the entire book. Bring your own model — Claude, ChatGPT, Gemini, or a custom agent — over a secure, read-only data layer.

2. Forward-looking transparency

Operators publish their forecast, commentary, and plan-to-actual updates from RealTime. Insights surfaces them to you with the operator’s own voice preserved — no second-source reconciliation, no curated PDF. Portfolio rollup down to the unit-level lease.

3. Collaboration without operations

Threaded discussions on any asset, any section. Ask a question, surface an idea, escalate a concern — without scheduling a board meeting. A clear audit trail of what was asked, when, by whom, and what changed.

The non-operating partner scenario

You don’t have an asset manager on every property. You have governance, analysts, and a bench of operators you trust.

What you don’t have is the headcount to read every operator’s quarterly forecast against actuals, every period, across hundreds of assets. That’s the job Insights AI does.

It reads what every operator just published, compares it to what they said last period, flags the assets that are drifting, and ranks them by severity. Your analysts get a short list, not a stack.

Trust and security

Read-only by design. Customer-hosted by architecture.

Your data stays in your tenant

Every environment runs on a customer-hosted database. Concatenate never sees your data at rest. Encryption at rest with customer-controlled keys. SOC 2-aligned controls.

Read-only by design for LPs

Silent partners observe, question, and discuss. They don’t edit the operator’s plan, the published numbers, or the underlying data. The operator stays in control of their own report.

Role-based access

Sections, assets, and portfolios are gated independently. An LP scoped to one fund sees only that fund. An operator running multiple LP relationships keeps each relationship isolated by design.

Standards-based AI access

The AI layer runs over the standard MCP protocol with OAuth 2.1 + PKCE — the same security model used by Claude, ChatGPT, and Gemini connectors. Tokens are short-lived, revocable, and auditable.

Frequently asked

Common questions from LP teams.

Do my operating partners have to change anything?

No. Insights reads the same forecast and AOP data they already publish from Concatenate RealTime. If they’re a RealTime customer, you can start tomorrow.

Will the AI ever make a decision on the asset?

No. Insights is a read-only oversight layer. The AI surfaces risk and explains its reasoning. Human decisions, human authority — always.

What if my operator isn’t on Concatenate RealTime yet?

We onboard the operator first or RealTime is installed in your environment and the operator connects accounting reports to RealTime.

Can my analysts use their own LLM?

Yes. Insights exposes a standard MCP endpoint. Connect Claude, ChatGPT, Gemini, Grok, Cursor, a custom agent — anything that speaks MCP. The data layer enforces access controls per user.

What about cross-market benchmarking?

On the roadmap. We’re sourcing comparable-asset signals from the appraisal feed so you’ll be able to ask, “Is this asset underperforming the market, or is the market underperforming?” — and get a sourced answer.
