Catch the overrun while there’s still room to move.
Every project carries the same four numbers all year — Budget, Reforecast Cost, Estimated Cost to Complete and Targeted Completion — beside the Capital Budget and the Long Term Plan. When a project runs over, the Scorecard says so, the commentary sits with the figures, and the execution detail is one tab away.
| Project | Budget | Reforecast Cost | Est. Cost to Complete | Targeted Completion |
|---|---|---|---|---|
| Mechanical retrofit Over budget +18% | $1.40M | $1.65M | $0.40M | Feb 2027 |
| Lobby refresh In progress | $0.32M | $0.32M | $0.04M | Nov 2026 |
| Elevator modernization, ph. 1 Completed | $0.52M | $0.50M | $0.00M | Jun 2026 |
| Roof membrane, west Deferred | $0.36M | $0.36M | $0.36M | 2027 |
Plan, budget, reforecast — and the overrun called out.
Every project carries the same numbers from January to December. When one moves, the asset’s Scorecard knows, the commentary explains it, and nobody has to rebuild the tracker before the meeting.
Capital Budget and Long Term Plan
Two sub-tabs on every asset: this year’s capital budget against actual, and the long-term plan behind it — so a deferral lands in a later year instead of vanishing.
Budget to cost to complete
Each project shows Budget, Reforecast Cost, Estimated Cost to Complete and Targeted Completion — what you approved, where it’s heading, and what’s left to spend.
Commentary where the money goes
Recoverable, Non-Recoverable, Unbudgeted and Prior Year projects each get their own commentary, as do Major Repairs and Capital Project Initiatives.
Red flags with evidence
CapEx deferred and Completed over budget feed the Capital area of the Asset Scorecard, each with the project and the figures that raised it.
Overruns on Home
The CapEx Projects Over Budget widget puts every overrun in the book on Home, beside the Completed Projects count — before anyone opens a report.
Execution, one tab away
The Projects tab shows RealTime’s own project pages inside Insights after a Microsoft sign-in — the execution detail without a second login screen to hunt for.
This year’s spend, and the years queued behind it.
The Capital Budget sub-tab holds this year: each category’s budget against actual, with commentary on the projects driving it. The Long Term Plan sub-tab holds what comes after — so when the west roof membrane slips a year, you see it land in 2027 rather than drop out of the conversation.
- Commentary for Recoverable, Non-Recoverable, Unbudgeted and Prior Year projects.
- Major Repairs and Capital Project Initiatives get their own sections.
- Capital Projects is a report group, so its commentary closes and locks with the period.

Execution detail, without leaving Insights.
Plan, budget, variance and commentary live in Insights. The execution detail your project team keeps lives in RealTime’s own project pages — and those open inside the Projects tab, after a Microsoft sign-in. When a finished project comes in over its budget, or planned spend slips into a later year, the Scorecard raises it with the evidence.
- Projects tab: RealTime’s project pages, shown inside Insights with Microsoft sign-in.
- Completed over budget — a finished project that came in above its budget.
- CapEx deferred — budgeted spend pushed out to a later year.
Ask why it’s over — get the project, not a guess.
Insights AI reads the capital budget, every project’s reforecast and cost to complete, and the commentary your team has written. It explains a variance down to the project, cites every figure, and drafts the Capital Projects commentary for you to edit and accept.
- Variance explained — which project, how much, and what the property team said.
- What’s left — estimated cost to complete and targeted completion, cited.
- Your AI, too — the same capital data over MCP, for Claude, ChatGPT, Copilot and others.
