Asset Scorecard

Every asset scored. Every score explained.

Each asset gets a 0–100 score across six areas — Financial, Leasing, Arrears, Capital, Debt and Valuation — and a tier: Healthy, Watch, Troubled or Critical. Every red flag carries its evidence, and every rule shows its threshold beside the asset’s own figure. Publish the report and the score is frozen with it.

What it does

A health score you can argue with — because it shows its working.

No black box. Every point the asset lost has a rule, a threshold and the figure that crossed it, on the same record as the period report.

One score, six areas

Financial, Leasing, Arrears, Capital, Debt and Valuation each score 0–100. Weighted for the asset type, they roll up into one score and a tier: Healthy, Watch, Troubled or Critical.

21 red flags, with evidence

From NOI variance to budget and Lease expiry cliff to Arrears escalating, Maturity wall and Refi shock — each names the figure that tripped it and how severe it is.

Thresholds beside the figures

“How this score is calculated” lists every rule with its threshold next to this asset’s result — passing rules too — so a rule is never mistaken for a finding.

Tuned per asset type

Weights, thresholds and tier cut-offs live on the Scoring Model tab, with defaults for office, retail, industrial, multifamily, mixed-use, hotel and condominium.

Frozen at publish

Publish the period’s report and its score is frozen with it. Next period scores fresh; the investor reading September always sees September’s score.

Home tells you who slipped

Home flags tier drops, keeps a Watchlist of every asset at Watch or worse — worst first, with its top driver — and shows the Top Red Flags firing across the book.

How this score is calculated

Sixty-eight, and exactly why.

Westbridge Tower scores 68 — Watch. Open “How this score is calculated” and the arithmetic is on the page: each area’s score, its weight under the office preset, and what it contributes. Open any rule and you see the threshold beside Westbridge’s own figure, and the Playbook interventions that answer it.

  • Each rule shows its threshold next to this asset’s result — the ones it passes as well as the ones it trips.
  • Missing data neither helps nor hurts: an area with nothing to score is marked not scored, and the score says how much was covered.
  • Every tripped flag lists the interventions that answer it, in your firm’s wording.

Scoring Model

An office tower isn’t scored like an apartment block.

Weights, thresholds and tier cut-offs are set per asset type on the Scoring Model tab under Asset Surveillance. Start from the defaults — office leans on financial and leasing, multifamily weighs arrears, industrial weighs debt — then tune them to your house view. A condominium is scored on finances, arrears and capital work instead of leasing, debt and valuation.

  • Classify each asset on Map Assets; its preset follows it everywhere it’s scored.
  • Shared tier cut-offs by default — Healthy from 75, Watch from 55, Troubled from 35 — each one adjustable.
  • Change the model and the next scores use it. Published scores stay exactly as they were.

Scorecards and Home

The whole book, worst first.

The Scorecards page ranks every asset you can see, with four lenses — Surveillance, Financial, Occupancy and Arrears — for the question you’re asking. Home does the watching between reports: tier drops are flagged, the Watchlist keeps every asset at Watch or worse in front of you, and Top Red Flags shows which flags are firing on the most assets.

  • Each portfolio gets its own Scorecard tab, rolling up its assets and naming the issues showing on several at once.
  • Investors see the Scorecards read-only — the frozen score of each published period.
  • One click from any row to the asset’s Scorecard, and from any flag to its Playbook.
