What’s found on the walk reaches the report.
Walk every property with your firm’s own checklists — on the web, or on iPhone three levels down with no signal. Each finding carries its priority, location and photos, raises an action in a tap, and shows up on the period report with that action’s live status.
A property walk your asset manager can actually use.
Not a PDF in a shared drive. Every answer, photo and finding is data — on the asset, against last visit, tied to the action that fixes it.
Your checklists, assigned
Start from the Monthly property walk (42 items), the Quarterly property inspection (49), Pre-winter readiness or Spring start-up — or your own. Assign templates to the environment, a portfolio or a single asset.
Ratings that mean something
Good, Fair, Poor in the wording of ASTM E2018 (the industry standard for property condition assessments), or OK and Deficient — plus N/A and Not inspected, so a clean report says how much was actually covered.
Priority, not just a rating
Every finding asks how soon: Immediate, Within 30 days, Within 90 days, Capital plan or Monitor — with a target date the action inherits.
Photos on the finding
Up to six photos per item, attached where they belong. On iPhone they’re resized and stripped of location before they leave the phone.
Life safety first
Life-safety items are marked on the checklist and lead every report — then the most urgent, then the rest.
Works without a signal
Walks keep going in basements and garages. Answers, photos and actions wait on the phone and send in order when the signal returns.
Raise the action without leaving the walk.
A Fair, Poor or Deficient answer opens the details — how soon, target date, location, comment, photos. One more tap raises an action with that target date as its due date, or links an action that’s already open. Then you’re back on the next item, exactly where you were.
- Raise action or Link action from any item.
- Answering Good, OK or N/A opens nothing — the walk never shifts under your finger.
- The action joins the asset’s register, where it carries forward until it’s done.
Findings first, with the fix’s live status.
Every completed walk produces a report: the rating mix and how much was covered, the summary, then the findings — life safety at the top — each with its photos and the current status of the action raised from it. Open it next month and the statuses are current, not frozen at the day of the walk.
- Coverage stated plainly: “42 of 42 inspected”, never a silent “no issues”.
- “1 of 3 findings have an action” — the gap is visible to everyone.
- Every inspection on the asset, newest first, with last visit’s rating beside each item on the next walk.
| Finding | Priority | Action |
|---|---|---|
| Exterior doors · rear exit | Immediate | In Progress |
| Sidewalks · north entrance | 30 days | None yet |
| Windows & sealants · west L2 | Capital plan | None yet |
Ask what the walks found — across every property.
Insights AI reads completed inspections alongside the period’s figures, so a question about an asset includes its condition. It can tell you which findings still have no action, and propose the action for you to accept.
- Findings in context — condition next to occupancy, arrears and capital spend.
- Gaps called out — findings without an action, by priority.
- Your AI, too — the same data over MCP, for Claude, ChatGPT, Copilot and others.
