See every expiry coming — and the gap it leaves.
Every unit sits on one Gantt: what the budget assumed on top, what’s actually happening and forecast underneath. Model renewals, expiries and lease-up as assumption scenarios, recalculate on the RealTime™ engine, and see exactly how much space you still have to fill this year.
The leasing plan, unit by unit, against the budget.
Not a list of expiries someone rebuilds every quarter. Every unit carries the budget’s assumption and the live forecast side by side — so the gap has suite numbers attached.
Budget and forecast, per unit
A Gantt with two rows for every unit: BUDGET, as it was finalized, and ACTUAL / FORECAST, as it stands. Gap to fill totals the square footage between them.
Assumption scenarios
Model renewals, expiries and lease-up as named scenarios. Start from another scenario instead of a blank page, and make active the one the asset reports against.
Recalculated on the RealTime™ engine
Change an assumption and Recalculate. The RealTime engine recomputes occupancy and the forecast from your lease data, with the same rules your budget was built on.
Finalize, then reforecast
Finalize locks the budget scenario. From then on you reforecast against it, never over it — so the variance in December is still measured from the number you agreed.
Tenancy at any date
A live Stacking Plan, Unit Listing and Lease Listing — the rent roll — at an as-of date you can move, with Export. Industrial assets get a Bay Plan.
The Leasing tab
Performance, Net Activity, Net Absorption, Vacancies, Expiries budget against actual, and Base Rent — plus Rollover for industrial. The leasing story, already counted.
Try the year three ways. Keep the one that holds.
Each scenario is a named set of assumptions — which leases renew, which expire, when vacant space leases up. Change one and Recalculate: the RealTime™ engine recomputes occupancy and the forecast. When the budget is agreed, Finalize locks it, and every reforecast after that is measured against it.
- Make active chooses the scenario the asset reports against.
- Recalculate — the RealTime engine recomputes occupancy and the forecast.
- Finalize locks the budget; from then on, you reforecast.
- Start from any scenario — next year’s budget begins from this year’s reforecast.

The building as it stands — on any date you pick.
The Stacking Plan colours every suite by the year its lease ends, so a heavy expiry year shows up as a band across the floors. Move the as-of date and the Stacking Plan, Unit Listing and Lease Listing move with it. Industrial assets get a Bay Plan instead of floors, and the Leasing tab keeps the period’s leasing figures counted.

- Bay Plan for industrial, bay by bay, with Rollover on the Leasing tab.

Ask about the leases behind the number.
Insights AI reads occupancy, leases and expiries alongside the period’s figures, so it can explain a miss down to the suite and tell you what’s coming due. The scenarios stay with your team — Insights AI reads the leases and the results, and the assumptions remain yours to set.
- Misses explained — occupancy against budget, down to the unit.
- Expiries ahead — who’s due, how much space, which date.
- Your AI, too — the same leasing data over MCP, for Claude, ChatGPT, Copilot and others.
