ESG closes with the period, not after it.
Certifications, audits, compliance filings, energy performance, tenant engagement and health and safety — reported each period in the same close as NOI and arrears, with commentary, approval and a locked record. Portfolios get an Energy & Water Usage roll-up, and the ESG projects you run in the RealTime engine show up on the asset’s Projects tab.
| Section | Complete | Status |
|---|---|---|
| Building Certifications | 11 / 14 | On track |
| Investigations, Audits and Surveys | 10 / 14 | 2 for approval |
| Compliance Reporting | 12 / 14 | On track |
| Building Energy Performance | 7 / 14 | 5 for approval |
| Tenant Engagement | 8 / 14 | 4 in progress |
| Health & Safety | 12 / 14 | On track |
Sustainability reporting with the same discipline as NOI.
Not a separate questionnaire once a year. ESG is a module in the period’s close — locked, written, approved and published on the same report as everything else.
A module in the close
ESG locks on the Close Process board like Financials or Debt. Its Sustainability sections open for commentary once its figures are final — and flag for review if it’s closed again with different ones.
Six sections, one standard
Building Certifications; Investigations, Audits and Surveys; Compliance Reporting; Building Energy Performance; Tenant Engagement; Health & Safety. Each with its data, its commentary and its approver.
Energy by type, against last year
Consumption by type — electricity, gas, water — for the period beside the comparison period, with the difference and the difference in percent. The commentary explains it underneath.
A portfolio Energy & Water Usage roll-up
The portfolio’s Sustainability commentary carries consumption by type across the whole book. Certifications, filings and audits stay on each asset, where the records live.
ESG projects on the Projects tab
Retrofits and recertifications you run in the RealTime engine appear inside Insights on the asset’s Projects tab after a Microsoft sign-in — the execution detail beside the reporting.
Actions on what you find
Building Energy Performance and Health & Safety each keep an action register. Actions carry forward each period, get a fresh note, and can print on the commentary report.
On the same clock as NOI.
ESG is one of the period’s closeable modules. When its owner calls the figures final, it locks; the Sustainability sections open; the property manager writes; the asset manager approves; Publish takes it into the period’s record with everything else. The energy table and the paragraph that explains it are signed off together.
- Submit for review, Send back, Approve all (N) — the same workflow as every other section.
- Close ESG again with new utility data and the commentary written against the old figures is flagged for review.
- Sustainability is part of the published record, so it goes out in the owner’s documents and the period’s package.
| Energy usage | Q3 2025 | Q3 2026 | Diff % |
|---|---|---|---|
| Electricity (kWh) | 2,240,000 | 2,103,400 | −6.1% |
| Gas (m³) | 21,800 | 20,930 | −4.0% |
| Water (m³) | 26,400 | 26,930 | +2.0% |
From what the report says to the work behind it.
Reporting tells you the cooling tower is thirsty. Oversight is knowing someone owns the fix. Raise an action on the Building Energy Performance or Health & Safety register, give it an owner and a due date, and write what moved each period. The ESG projects themselves — the retrofit, the recertification — run in the RealTime engine and show on the asset’s Projects tab.
- Each action carries forward until it’s done, with a new note every period.
- Toggle On the commentary report and the action prints in its section, beside the figures.
- The Projects tab opens RealTime’s own project pages inside Insights — no second login screen to hunt for.
| Action | Owner | Due | Status |

Drafted with the rest of the close. Answerable afterwards.
During Run close, Insights AI drafts the Sustainability commentary along with every other section — the executive summary and each topic — citing the period’s figures, for the writer to edit and accept. Later, ask it what the filed report says. It reads what your team reported; it doesn’t invent an ESG score of its own.
- Waits for the figures — nothing is drafted for ESG until ESG is locked or drafted in the run.
- Cited and checked — every quoted figure links to its source before you accept.
- Your AI, too — close status and commentary over MCP; agents write only once an admin allows it.
