New Concatenate Insights for iPhone

Built for the building, not the desk.

Walk a full property inspection three levels down with no signal. Update an action from the lobby. Take Insights AI’s suggestions between meetings. Everything you capture lands on the same record your asset manager reports from — this period, not next.

iPhone and iPhone Duo at launch. iPad follows in the next release. Requires a Concatenate Insights account.

On the walk

Every building in your pocket.

Each property opens on its photo — the period, the health score, what’s open and what’s overdue — with this period’s figures exactly as Insights reports them.

At the property

The property on one side. The work on the other.

Open the last inspection, start a new walk or raise an action — without losing your place in the property.

Back at the desk

More room. Same record.

The work takes the space it needs. Selections, half-written notes and open walks carry through — nothing you started is lost along the way.

Property inspections

Walk it once. It’s on the record.

Your firm’s own checklists, on your phone, with last visit’s rating beside every item. Answering never moves what’s under your finger — only a finding asks for more.

  • Your checklists — Monthly property walk, Quarterly property inspection, Pre-winter readiness, Spring start-up, or your own.
  • Good, Fair, Poor in the wording of ASTM E2018 (the industry standard for property condition assessments), or OK / Deficient — plus N/A and Not inspected, so coverage is honest.
  • How soon — Immediate, Within 30 days, Within 90 days, Capital plan or Monitor — with a target date an action inherits.
  • Up to six photos per item, resized and stripped of location on the phone before they leave it.
  • Raise or link an action without leaving the walk — then pick up exactly where you were.

Works without a signal

Three levels down, still working.

Basements, parking garages and mechanical rooms rarely have a signal. Keep going: answers, photos, actions and notes wait on the phone and go in order the moment you’re back — the walk’s start, its answers, its photos, its actions, then its completion.

  • Offline Mode for buildings where coverage comes and goes. Everything waiting sends when you turn it off.
  • Reports you’ve opened stay on the phone, readable with no connection.
  • No conflict screens mid-walk. If Insights already holds a later answer, the later answer wins.
Actions & Insights AI

Keep the register current from the lobby.

The action you update on site is the action on the asset manager’s screen, on this period’s commentary report and on the next review agenda. One record, wherever you are.

My Actions, past due first

Every open action you own, across every property, grouped the way the web groups them — Past due, Due this week, then later.

  • Change status, health, due date or owner in a tap.
  • Write this period’s note — the one that goes on the report — and read the notes before it.
  • Put it on the commentary report, on the next review, or keep it internal.
  • Mark it complete; it stays on the record as complete for that period.

Insights AI suggestions, on site

Ask for suggested actions on a property. Insights AI reads the period — vacant units, expiring leases, capital projects, arrears, flagged conditions — and skips what’s already open.

Leasing
Decide what happens to Northwind Labs’ space
Objective

Decide by month end whether to renew Northwind Labs or market suite 0301, so its 7,000 sq ft isn’t left empty.

Why Insights AI suggests this

The lease ends November 30, and the tenant is behind on rent.

The property, at a glance

The numbers Insights reports. Nothing recomputed.

The app never calculates a figure of its own. It shows what Insights reports for the period — so the number in the lobby is the number in the boardroom.

Figures and health

NOI, occupancy, arrears and capital spend with the date they’re as of — plus the health score and the conditions flagged against it, where your access includes them.

Tenants and stacking plan

Where lease data is connected: the tenant directory, and a stacking plan coloured by the year each lease ends.

Reports, ready offline

Open the reports Insights produced for each property, zoom, search or share them. Drafts are marked DRAFT, so no one mistakes one for the published report.

Private by design

Your portfolio doesn’t belong on a lock screen.

App Lock

Face ID, Touch ID or your passcode. The app’s contents stay hidden in the app switcher.

Quiet notifications

An action assigned to you, suggestions ready, a weekday-morning nudge. Never a figure, a property name or a note on the lock screen.

No tracking

No ads, no third-party analytics, no crash SDKs. Photos are re-encoded on the phone, so no location travels with them.

Your sign-in

Your Insights account or your Microsoft work account. Your administrator decides which properties you work on.

Sign out, wiped

Signing out revokes the session and removes saved data, waiting changes and downloaded reports from the phone.

Same rules as the web

The app sees exactly what your Insights access allows — and never writes into a period that’s already published.

Availability

On the devices your team already carries.
